Dealing with a renovation or remodeling project can be a very exciting time but also a bit stressful. Every project is different and each property unique. A renovation or remodeling project usually involves several parties and clients need someone that can and will handle all of the coordination, scheduling and oversight of their project.

 

At Sea Coast Restoration we can handle all aspects of your custom renovation or remodeling project and will be with you from the initial call through the final walk through. We will assist and advise you on dealing with all aspects of the project including design, selections, decoration, scheduling, inspections, banks, mortgage companies, HOA’s, tenants, employees and any other parties involved. We have over 20 years of experience in residential and commercial construction and project management.

 

We are also IICRC certified in Fire, Smoke, Soot, Water, Mold and Odor Removal and offer a 5 Year Warranty on all of our work.

Our Process:

 

Inspection, Assessment and Estimate:

 

First we do an initial meeting with you to determine what your goals are for the project.

 

Next we do an inspection and assessment of your property to determine the scope and feasibility of the project. During this phase we work with the property owner(s), regulatory agencies, architects, suppliers and any other parties involved to find out what will be necessary to successfully complete your project.

 

Finally we prepare and go over an estimate with our client(s). Before any work begins we agree on the budget, scope, design and schedule of the project. This insures everyone one is on the same page from the beginning.

 

Contracts, Permits and Selections:

 

Once all parties have agreed we can execute the necessary Contracts and/or paperwork to begin the project.

 

Next we will secure any permits and permissions required for your project and that the project will meet or exceed any applicable codes, laws or ordinances. This can include (but not limited to) working with government agencies, HOA’s, COA’s, Historic Commission’s and utility companies.

 

Finally we will ask our client(s) to finalize any Selections such as paint colors, material types, fixtures, appliances, etc.

 

At this point we are ready to begin the project.

 

The Project begins:

 

We are onsite every day during the course of a project. Our experience has taught us that we cannot run a successful project without being involved daily.

 

We monitor the progress of the project daily and adjust scheduling as necessary. This daily monitoring eliminates mistakes, delays and miscommunication. It also improves efficiency and helps keep the project on time and at budget.

 

Changes and Change Orders:

 

Sometimes changes are made after a project begins. The changes can be due to a client adding or subtracting something from the project. A change can also be necessary due to something that is uncovered or discovered during the normal course of working on the project. This can include (but not limited to) the discovery of unknown damage, a hazardous or dangerous situation or something that is not in compliance with current codes, ordinances or laws. Any changes to scope, design and/or budget will be discussed and then agreed upon in writing using a Change Order. All change orders will be signed by both the contractor and the client/owner or authorized representative and become part of the final contract.

 

Communication is a key component to the success of any project. Therefore we are committed to clear, timely and open communication with all parties involved with every project we do.

 

As the project nears completion, the next step is the Final Walk Through.

 

Final Walk Through:

 

Once the project is complete; we will do a final walk through with our client(s), address any punch list items and finish the project with a final cleaning & sanitizing.
