Dealing with mold can be a difficult and stressful time for our clients. Every appearance of mold is different and each property unique. The effects of mold damage to a property can be both seen and unseen and MUST be addressed immediately. Mold is very misunderstood and needs be addressed by a trained, certified professional. Mold can be a health hazard or completely benign. No matter the type or location of the mold; if left untreated it can permanently damage your property and contents. A project involving mold remediation usually involves several parties and our clients need someone who can and will handle all of the coordination, scheduling and oversight of their project.

 

At Sea Coast Restoration we will be with you from the initial call through final walk through. Our Process:

 

Inspection and Damage Assessment:

 

First we do an initial inspection and assessment of your property to determine the extent of the mold present and locate a source.Mold requires both a water and food source to grow and thrive. We must find the source of the mold and then repair or eliminate it to prevent any further growth or damage. During this phase we work with our clients and any insurance companies involved to determine the initial scope of the project and best course of action. Before any work begins we SECURE the property, set containment to keep the mold from spreading and confirm that all necessary approvals have been obtained. We may recommend that mold testing be done by an Independent Indoor Environmental Professional. Testing will determine the type, quantity and health risk of any mold or microbial growth and provide a remediation protocol.

 

Securing the property and contain all affected areas:

 

This can include tarping a roof, boarding up windows, doors and other openings. The area(s) affected by mold most likely will need to be contained until it is determined if the mold is toxic, harmful in any way or simply benign. Containment reduces or eliminates the spreading of the mold or microbial growth to other parts of the property. Safety is first when dealing with mold. The goal in this phase is to secure the property, contain the mold and prevent any further damage until the REMEDIATION work can begin.

 

Mold Remediation:

 

The goal of the remediation is to eliminate the existing mold and prevent further damage or recurrence at the property. Dealing with mold can involve a combination of mold removal, mold containment and treatment to prevent future mold issues. During this phase we will work with you (and your insurance company if a claim is involved) to determine what can be restored and what should be replaced.

 

Remediation, depending on the size, scope and source of the mold damage, can include (but not limited to) the removal and extraction of standing water, structural drying, mold removal, cleaning, sanitizing, treatments with antimicrobial products and demolition/removal of any damaged flooring, drywall, fixtures, etc.

 

During the remediation phase we will also address your contents (personal belongings, furniture, electronics, appliances, etc.). We will work with you (and your insurance company if a claim has been filed) to determine which items can be saved or restored and which items have to be discarded. Everything will be documented and inventoried. Damaged contents will be discarded with your consent. Content items that are able to be restored or saved will be repaired, cleaned, sanitized and then returned to you at the end of the project.

 
The final step of the remediation process is the cleaning and sanitation of all affected areas. Depending on the type and amount of mold we will treat affected areas with an antimicrobial, sporicide, biocide or encapsulate/seal hard structure surfaces such as wood or metal. When the remediation process is complete the property will be ready for reconstruction also known as the REPAIR and RESTORATION phase.

 

Repairs and Restoration:

 

This is the final step in the process. The goal of the repair and restoration phase is to get your property back to the same or better condition than it was before the mold was discovered. Typically repairs will include (but not limited to) replacing drywall, painting and installing new flooring, fixtures, appliances, etc.

 

In addition to repairing the areas damaged or affected by the mold, many clients choose to take this time to do upgrades or have additional work done to their property. As a full service, licensed and insured general contractor we can easily accommodate these requests and can handle any size restoration, renovation, remodeling or upfit project.

 

We will work with you (and your insurance company if a claim is involved) to determine the final cost, scope and schedule of the project.

 

Once the repairs are complete; we will do a final walk through, address any punch list items and finish the project with a final cleaning & sanitizing. We may also recommend having an Indoor Environmental Professional do a final mold clearance test.
